Housing Market To Improve In 2010– CMHC Forecast
Canada’s national housing agency has upgraded it’s forecast for the new housing market next year on the grounds that low mortgage rates will continue to make home ownership affordable, the economy will be better than previously thought and there will be a spillover effect from the surging resale market. Housing starts are forecast to reach 141,900 in 2009 and rise to 164,000 next year, the Canada Mortgage and Housing Corp. said Monday in it’s quarterly outlook. CMHC  Release Nov. 2, 2009

 

 

High sales levels spur new rise in home values
VANCOUVER, B.C. – November 2, 2009– Strong demand has led to a steady rise in Greater Vancouver home prices compared to last year. . .  “While home prices have been rising in 2009, they have not eclipsed the peaks reached in early 2008,” Scott Russell, Real Estate Board of Greater Vancouver (REBGV) president said. “We’re coming off several months of  unseasonably high sales levels, which has allowed for a gradual increase in home values this year,”. . . .  
“High confidence and low mortgage rates are continuing to drive the activity we’re seeing in the housing market today,”

OTTAWA – The Canadian Real Estate Association says sales of existing homes during the third quarter were among the strongest on record.

The number of home sales in greater Vancouver increased significantly last month compared toAugust 2008 and moved closer in line with the active summer months experienced between 2003 and 2007.

“The return of confidence to our market has brought a high volume of home sales over the last few months and has also made it determining home prices a little more challenging,” said Scott Russell, REBGV President. “The number of residential home sales this summer has been comparable toactivity seen in the five years preceding 2008. While that’s great news from the variations and activity we’re seeing across areas, I’d say the market is still trying to find its own balance.”

Arbutus trees: a signpost for dry weather… in West Vancouver?

The variety of arbutus tree that grows along our coasts is also called the Menziesii or Pacific Madrone or Madrona Tree. It can also be found from the South Coast through Central California, the slopes of the Sierra Nevada and Pacific Coast Range mountains.

In West Vancouver, the Arbutus is commonly seen from the Standard Station in Bayridge to approximately Lions Bay, from a short distance above the highway to Whytecliff Park and Lighthouse Park.

 
In Vancouver, seeing the Arbutus is rare. They are found again in Richmond and  south to Whiterock, and flourish in the Gulf Islands. It seems to prefer the region here around Horseshoe Bay- areas where the weather comes in and passes over land until it gets snagged on the mountains, leaving the rain shadow dry.  Such is the case with Whidbey Island Air Force Base. It was chosen as the best northern U.S. Air Force Station because it has the best weather year round, north of San Francisco.   Mt. Vernon, Chuckanut Drive, LaConner up to Semiahmoo, are all abundant with the arbutus. The American and Canadian San Juan and Gulf Islands, Anacortes and Vancouver is rated a 7/8 on the climate zone ratings.  The Arbutus rates with an 8/9  – one climate zone or level better than Vancouver.
